Buyer & Seller Info Sierra Vista's population is continuing to grow at about 3% per year. Sales slowed during 2006, however they began to pick up toward the end of the year. Prices remain fairly stable, while some neighborhoods saw price decreases in 2006, overall sales prices for site built homes rose an average of 8% during 2006. For the Seller, this means that your house will probably sit on the market longer than in the past. Expect at least 120-180 days for your house to sell.
For the Buyer, it means that you will have more houses to look at and can probably negotiate a slightly better deal than in the past few years.

Houses are now selling for between 93% (Site Built & Condos) and 99% (Manufactured Homes) of the asking price.
We've experienced annual price increases from 8 to 20% over the last five years, but this year should see more normal price increases in the range of 5-7%.

Are you thinking of having a new home built? New homes are going for between $166,990 - $299,990 base price depending on house/yard size and neighborhood. You can expect to pay between $125 - $170 per square foot for a home, without upgrades.
Typically, homes don't get built until they are sold however, we are seeing a few more "spec" homes built, so you may not have to wait for the home to be built from the ground up. Otherwise, you can expect it to take about eight months for a house to be completed after signing the construction contract.
Even when purchasing new home construction, it is in your best interest to have your own representation - and there is no additional cost to you. Just bring your real estate agent with you on your first visit and the builder will pay them when the sale is complete.
What about a custom home? First, you will probably need to buy the land separately from the house. Land prices vary significantly in this area for a variety of reasons. Expect to pay no less than $15,000 and up to $100,000 per acre, with the less expensive lots having 4 - 8 acre minimums. Lots in subdivisions will start at around $120,000 for a half acre lot. Next, expect the house to cost $120 - $175 per square foot depending on size and upgrades. Not including design time, building a custom home will take at least 6 months to build, and could take up to a year.
